Most of the City of Kenner is located in a floodplain. All development, regardless of the location, requires a permit to build, fill, or perform any other types of development.
Due to requirements of the National Flood Insurance Program (NFIP), as well as the requirements of City of Kenner ordinances, the overall goal for a more hazard-resistant and sustainable community, City of Kenner Ordinance Chapter 5 Article IV addresses the required height for properties located in a Zone AE:
A. New Construction
The finished floor elevation must be above the FEMA Base Flood Elevation (BFE) for the City of Kenner higher regulatory standard.
B. Substantial Improvements
When the cost of the reconstruction, rehabilitation, additions, or other improvements to a building equals or exceeds 50% of the fair market value, the building must meet the same finished floor elevation requirements as a new building.
C. Substantial Damage
When a structure receives damages and the cost of all repairs equals or exceeds 50% of the building's fair market value, the structure must meet the same finished floor elevation as a new building.
Although the City of Kenner ordinances state the minimum height, it is highly advisable to build higher to see cost savings on insurance and ensure your investment is protected from unusual flood events.

Additionally, if any citizen observes any illegal development in the floodplain, it should be reported immediately to the Community Rating System Coordinator / Floodplain Manager at Kenner 468-4062.
